Is the commission really negotiable?
Yes. Commissions are not set by law and are fully negotiable. That has always been true — this site simply makes it the starting point of the conversation instead of the awkward part at the end.
What's always included?
Full MLS exposure, the purchase contract, and all required disclosures — handled by a licensed broker. Whatever menu you choose, the licensed work of the sale is never optional and never left out.
What happens after I name my number?
I read it personally and reply with what your number covers — a clear plan, in plain words. If it needs adjusting, I'll tell you why and you decide. No pressure either way.
For buyers — how does the credit work?
You name your fee in your buyer agreement. If the seller offers more compensation than your number, the difference may come back to you as a credit. Seller-paid compensation is negotiated per transaction and is not guaranteed, and any credit is subject to lender approval.
Do I have to sign anything to tour with you?
Yes — California requires a written buyer representation agreement before an agent tours homes with you. That's exactly where you name your fee, so the paperwork works in your favor. Touring open houses on your own requires nothing.
